For most homes in King City and across Ontario, a complete septic system installation or replacement typically falls between $25,000 and $50,000+. This is the average price range where the majority of residential septic projects fall. However, every property is unique, and the final cost depends on factors such as soil conditions, system design, permit requirements, excavation, accessibility, groundwater, and the size of your home.
While it’s often possible to provide a general price range over the phone, the only way to prepare an accurate quotation is by evaluating your property. That’s why Everest Drain & Plumbing offers a free, no-obligation on-site consultation in King City.

Yes, we are fully licensed. In Ontario, anyone installing or designing a septic system must be registered with the Ministry of Municipal Affairs and Housing (MMAH). We hold a valid BCIN (Building Code Identification Number) as both a qualified Installer and a registered Firm. Our BCIN is fully searchable on the provincial QuARTS public registry, and we provide it explicitly on every permit application we submit to King Township.
Yes, our technicians receive specialized factory training and certifications directly from the manufacturers of advanced tertiary treatment units. In Ontario, traditional systems just require an installer license, but proprietary biofilters require certified specialists. Because we are certified, we can install these advanced units and set up the manufacturer-mandated annual maintenance agreements required by King Township to keep your system compliant.
In King Township, a building permit for a brand new sewage system or a major expansion costs a flat fee of $1,623.00 (exempt from HST). Minor alterations or tank replacements cost $324.00. We itemize these costs clearly: our quotes explicitly state whether we are paying the Township directly on your behalf through the CityView portal, or if you will be paying the municipal invoice yourself. There are never hidden fees.
The actual physical installation takes 2 to 5 days for a conventional system and up to a week for complex tertiary systems. However, the entire process from initial soil testing and drafting blueprints to waiting for municipal permit approvals and booking the mandatory final open-trench city inspection usually takes 4 to 8 weeks.
Only if your current system has the calculated capacity to handle it. Under the building code, adding a bedroom or a major plumbing fixture increases your home’s Total Daily Design Sanitary Sewage Flow. Before the town issues a renovation permit, you must submit a Sewage System Evaluation. If the paperwork shows your existing tank or bed is too small for the newly calculated load, you will be forced to upgrade the septic system before building your addition.
Yes, you absolutely need a full building permit. Your neighbor is wrong. Under Part 8 of the Ontario Building Code, replacing a septic tank is considered a material alteration to a sewage system. The Township of King requires a formal building permit application submitted through their online CityView Portal before any excavation or replacement begins. If you swap it without a permit, it is illegal, and the Township can force you to dig it up for an inspection at your own expense.
The Township of King evaluates septic systems based on total daily design sanitary sewage flow, not just your current usage. Under OBC Div. B 8.2.1.3, adding a bedroom automatically increases the calculated daily flow design capacity of your home because it increases the maximum occupancy potential. Before issuing a building permit for your home renovation, the town requires a Sewage System Evaluation Declaration to prove your existing tank and leaching bed can handle the new calculated load. If it can’t, you must upgrade the septic system first.
Yes, significantly. The Oak Ridges Moraine has strict environmental conservation bylaws to protect groundwater. When we apply for your septic permit, your site plan must explicitly clear Oak Ridges Moraine Conformity via the King Township Planning Department. Because of the sensitive hydrogeology and strict setback rules from eco-pockets, standard traditional layouts often will not pass. We usually have to design advanced tertiary treatment systems or raised filter beds to ensure extra environmental protection.
We handle the entire process start to finish. Our 15 years of experience in King City means we manage the soil assessment, percolation (T-time) calculations, and design layouts internally. If your property presents extreme structural challenges—such as steep slopes over the Oak Ridges Moraine or an exceptionally high water table—we bring in our partner Professional Engineers (P.Eng.) to stamp the architectural plans. You do not need to coordinate with third parties.
