Does My Toilet Need Repair or Replacement?

Not every toilet can be repaired, and not every toilet needs to be replaced.

If you have a standard toilet that is older than 10 years, replacement is often the best option. The main reason is that older models are frequently discontinued, making it difficult to find repair parts. This is especially true for older TOTO toilets, where specific handles and valves can be hard to find on the market.

If your tank or bowl is cracked, it is more cost-effective to replace the entire toilet set rather than attempting to source and install a separate tank or bowl. This is because the labor time for a plumber is nearly the same as a full replacement, and the price difference for the parts is often very small compared to the cost of a brand-new toilet.

However, if your toilet is leaking from the base, overflowing, or simply clogged, it usually just needs a professional repair with the right parts—there is no need for a full replacement.

Can I use silicone to fix a cracked toilet or bowl?

With 15 plus years of plumbing experience in Toronto, we have seen this many times. Often, customers face severe water damage to their homes after attempting to use silicone on a crack.

Our professional advice: No, never do that. You might see the leak stop for a short while, but you never know when the seal will fail. You are essentially one second away from major water damage to your property. We have seen the consequences firsthand, so we strongly advise against it. Your only safe options are to replace the tank or the bowl. If the model has been discontinued, you must replace the entire toilet. It is much better to invest in a new toilet now than to worry about home renovation costs after a flood. The cost of water damage will far outweigh the cost of a new toilet.

This usually happens when the wax ring or gasket has failed. The gasket is the component that seals out air and water between your floor and the toilet. If it is torn or broken, you will experience leaks at the base or a foul, worrying smell.

  • 1. Why does my toilet flush so weak now? I have to flush three times.

    Most people assume they have a partial clog. Usually, it’s just calcium scale. Those little holes under the rim of the bowl (rim jets) and the big hole at the bottom (siphon jet) get crusted with hard water minerals over the years. The water can’t dump into the bowl fast enough to create a strong siphon, making the flush incredibly weak. Poking the holes clear with a wire coat hanger and letting some white vinegar sit in the bowl usually brings the power back.

  • 2. My toilet randomly flushes by itself in the middle of the night. Do I have a ghost?

    We call this “ghost flushing.” You don’t have a ghost; you have a slow, silent leak. Water is slowly seeping from the tank into the bowl, usually because the rubber flapper has warped or degraded. Once the tank water drops low enough, the fill valve kicks on to top it up, making it sound like someone just flushed. Drop a packet of dark Kool-Aid or food coloring in the tank before bed. If the bowl water is colored in the morning without anyone flushing, your flapper is toast.

  • 3. Can I just drop those blue bleach pucks in the tank to keep it clean?

    Please, stop doing this. Plumbers absolutely hate those things. The concentrated bleach and chemicals sit in the water and literally blister, melt, and eat the rubber flapper and gaskets from the inside out. I’ve seen them destroy the internal seals of a brand new toilet in six months. It also immediately voids most manufacturer warranties. Clean the bowl with a brush, and leave the tank alone.

  • 4. Why does my toilet bubble and gurgle when the bathtub drains?

    If your toilet sounds like a water cooler bubbling when you drain the tub or run the washing machine, the problem isn’t the toilet itself. It’s a venting issue or a partial clog forming in your main sewer line. The fast-draining water from the tub is gasping for air, so it pulls air through the path of least resistance—your toilet’s P-trap—causing the gurgling sound. Don’t ignore this one; it usually means a main line backup is coming soon.

  • 5. I plunged the heck out of it, but it still clogs every time we use toilet paper.

    If liquids go down fine but solids and paper instantly clog it back up, you don’t have a soft clog. You have a hard object wedged in the internal trapway. I’ve pulled out matchbox cars, makeup pencils, vape pens, and toothbrushes. A plunger or a basic snake will just push right past a pen, but toilet paper will catch on it and dam up instantly. The only fix is pulling the toilet off the floor and pushing the object out backwards.

  • 6. I'm replacing my toilet and want a sleek skirted model. It’s a straight swap, right?

    Not always. Skirted toilets (where the sides are smooth porcelain and hide the trapway) look fantastic and are much easier to clean, but they can be a nightmare for DIYers to install. They often require special mounting blocks drilled into the floor, and you have to reach blindly behind the bowl to tighten the water line. If your floor flange is slightly off-center or the floor isn’t perfectly level, standard toilets give you wiggle room; skirted toilets do not.

  • 7. Why is my toilet tank sweating water on the outside? Did it crack?

    In the humid Toronto summers, this happens all the time. The water coming from the city pipes is freezing cold, and the air in your bathroom is warm and humid. When you flush and fill the tank with that cold water, condensation forms on the outside of the porcelain and drips to the floor, making you think it’s leaking. It’s not cracked. If it bothers you, you can get an insulated tank or install a mixing valve that adds a little warm water to the fill line.

  • 8. My kid flushed a bunch of 'flushable' wipes. Are we screwed?

    “Flushable” is a marketing term, not a plumbing reality. They might technically flush out of the bowl, but they do not break down in water like toilet paper does. They snag on tiny imperfections in your older cast iron or clay pipes and build up into massive “fatbergs.” If you just flushed a couple, you might get lucky. If it’s a daily habit, you’re going to be calling me with a heavy-duty auger eventually. Throw them in the trash.

  • 9. I installed a bidet seat, and now my toilet takes forever to fill back up.

    Two things usually happen here. One, the T-valve you installed for the bidet is restricting the water flow to the fill valve. Two, when you shut off the old, crusty angle stop valve at the wall to do the install, a piece of rubber washer or scale broke off inside the pipe and shot up into the toilet’s fill valve when you turned the water back on, clogging it.

  • 10. What's a 'rough-in' measurement, and why does the guy at the hardware store keep asking me for it?

    Before you buy a toilet, you have to know the distance from the wall behind the toilet to the center of the bolts holding the toilet to the floor. The standard is 12 inches. But in some older Toronto homes—especially in East York or The Annex—you’ll run into 10-inch or even 14-inch rough-ins. If you buy a standard 12-inch toilet for a 10-inch rough-in, the tank will hit the wall before the floor bolts line up.

Very disappointed with my experience. I was charged what I felt was an excessive amount just to be told my water tank had failed. No repair was completed, yet the bill was still very high.

When I questioned the charge, I was told I had “already received a deal” because I had previously used Everest Plumbing for a flood. That response was disappointing and didn’t justify the cost.

To make matters worse, during the previous job I had arranged for my property management to shut off the building’s main water supply for the scheduled work, but Everest Plumbing never showed up. It wasted everyone’s time and caused unnecessary inconvenience.

I won’t be using them again.

Big thanks to Mr. Nimesh. He really saved me and my home from almost flooding the basement. Nimesh was quick to snake the blocked drain, and later, with his camera inspection, he found that the blockage was caused by roots. He snaked and cleared out the roots. Everything is now working completely fine, and he showed his work through a camera inspection proving the roots were cleared after the snake.
